The Villa – Details:

(1,450 m2), 1,076 sq.ft. (100 m2) of which comprises the entry hall • Cubic area: Approx. 247,000 cubic ft. (7,000 m3) • Swimming pool: Approx. 1,614 sq.ft. (80 cm) into the corals • Build with: The ground floor is built with H stones, completely concrete-lined, with reinforced steel. The second floor is built with H stones in which the corners and beams are connected and secured with concrete and steel frames.  • The Roof: Elaborate roof construction, with roof understructures made of spruce wood painted white with paint that does not age. Roof underlay is composed of 50-fold multi-layer aluminum sheeting to protect against heat (a product originating from aerospace technology), thereby providing a comfortable climate within the house without requiring regular use of a cooling system. Red roof bricks with gutter board borders and mounted bird screens in between.  • Doors & Windows: All French doors and windows in the entire house are made of solid mahogany wood with baroque patterns and double-paned safety glass, except the hall, which has only safety glass. 1-2 bottom-hinged windows per room, each equipped with a bug screen, for cross ventilation in case the air cond. is not in use. All windows made with Swiss quality, with hinges, rubber sealing, “Häfeli” chromium steel fittings and aluminum rails on the ground. All windows are rainproof and windproof with no penetration possible by animals, ants, etc. The Villa is the only one in gated Community, most likely in the whole Dominican Republic, with such windows! All 21 internal doors made of solid mahogany with panels and baroque patterns, hinges, rubber sealing. All doors with door jamb liners in baroque style, chromium steel fittings. Some doors are double doors. Double doors in solid mahogany wood at the main entrance, weighing approx.  1,320 lbs (600 kg), 6.56 x 9.84 ft (3×2 meters), distortion-free “sandwich system” with hinges, rubber sealing, chromium steel fittings and bronze door handles and fixtures. Elaborate Baroque door jamb liners. Everything was designed in Switzerland by an interior designer who specializes in historical buildings, hence executed in Baroque style with panels. Waterproof varnish with 3-D component. The windows and doors, as well as the entire building, were designed based on worst case scenario weather conditions  • Bath Construction: All 8 bath understructures made of solid mahogany, including the towel racks •  Terraces: 7 terraces with pergolas in solid wood mahogany, which will be equipped with sunshades to provide further sun protection. By means of an ample number of large projecting roofs and sunshades, as well as the chromium steel used, the windows and doors are protected as best as possible from weather conditions, which results in low maintenance costs • Marbel & Oak: Flooring, walls, baths, and all terraces are either in “Marfil Caribe” marble or in “Coralina” stone, and the floors in the 2 master bedrooms and the children’s TV room are in solid oak, from the German brand “Langriemen” which was imported from a supplier for palaces and 5 star hotels, i.e., Schotten & Hansen from Peiting, Germany.
